SUMMARY OF FUNCTIONS:

Provides current and prospective residents with the best possible customer service to retain residents and lease properties. Responsible for converting telephone and email prospects to leases, resulting in maintained and increased occupancy, and the inherent responsibility to effectively communicate to existing residents and establish a successful renewal program.

Responsible for weekly/monthly reports to include receiving and posting of rents, with additional responsibility to assist the property manager with the coordination of day-to-day activities, in accordance with the standards established. Assist in maintaining office clerical, filing, and record-keeping systems. Identify and strive to meet the resident's needs.

MAJOR DUTIES AND RESPONSIBILITIES:

Duties may include, but are not limited to:

1. Marketing:

a. Respond effectively to inquiries to generate prospective resident visits to the property.

b. Show and demonstrate apartments, utilizing sales skills to demonstrate market-ready product and availability to close prospects.

c. Follow-up with prospective residents.

d. Obtain lease information and complete lease applications. Conduct required credit and reference checks. Set up and maintain the lease files.

e. Conduct periodic market surveys, as requested.

2. Inspections:

a. Perform move in inspections with incoming residents

b. Perform move out inspections with outgoing residents

c. Perform inspections with maintenance staff to ensure units, common areas and properties are upheld to Bartsch Management standards.

c. Perform routine daily, monthly, bi-yearly, yearly property inspections

3. Lease Administration:

a. Prepare lease documents.

b.  Review Welcome packet with new residents in a timely manner.

c. Maintain legal records/ files.

d. Input daily activity on daily and vacancy reports.

4. Assist with resident relations:

a. Prepare and process resident service requests.

b. Assist with resident problems and complaints concerning rent payments, service requests, etc.

c. Encourage resident retention by contacting all residents on renewal reports that are not currently on lease.

5. Accounting policies and procedures:

a. Collect & record rental payments, application fees, security deposits, etc.

b. Collect, record & deposit laundry payments. 

c. Maintain account records and journals.

c. Help to prepare weekly and monthly reports as required.

e. Help to prepare legal action for evictions, as necessary.

Amount of Overtime: 

Limited to the needs of the property.

Physical Requirements: 

Must be able to perform the physical functions of the position, which may include, but are not limited to: an ability to walk the property, including flights of stairs, to complete physical inspections, deliver resident communications, and show apartments. Be able to communicate with residents, staff, supervisors, vendors, etc. effectively. 

Education: 

Two years of college preferred.
