Part-Time Assistant Property Manager, Whitewater

SUMMARY OF FUNCTIONS:

Responsible for converting telephone and email prospects to leases, resulting in maintained and increased occupancy, and the inherent responsibility to effectively communicate to existing residents and establish a successful renewal program.

Responsibility for weekly/monthly reports to include receiving and posting of rents, with additional responsibility to assist the manager with the coordination of day-to-day activities, in accordance with the standards established. Assist in maintaining office clerical, filing, and record-keeping systems. Identify and strive to meet the resident's needs.

MAJOR DUTIES AND RESPONSIBILITIES:

Duties may include, but are not limited to:

Marketing: 

  1. Respond effectively to inquiries to generate prospective resident visits to the property.

  2. Show and demonstrate apartments, utilizing sales skills to demonstrate market-ready product and availability to close prospects.

  3. Follow-up with prospective residents.

  4. Obtain lease information and complete lease applications. Conduct required credit and reference checks. Set up and maintain the lease files.

  5. Conduct periodic market surveys, as requested.

Inspections:

  1. Perform move-in inspections with incoming residents.

  2. Perform move-out inspections with outgoing residents.

  3. Perform inspections with maintenance staff to ensure units, common areas, and properties are upheld to Bartsch Management standards.

  4. Perform routine daily, monthly, bi-yearly, yearly property inspections

Lease Administration:

  1. Prepare lease documents.

  2. Perform move-in inspections with new residents.

  3. Review Welcome packet with new residents in a timely manner.

  4. Maintain legal records/ files.

  5. Input daily activity on daily and vacancy reports.

Resident Relations:

  1. Prepare and process resident service requests.

  2. Assist with resident problems and complaints concerning rent payments, service requests, etc.

  3. Encourage resident retention by contacting all residents on renewal reports not currently on lease.

Accounting:

  1. Collect, record & deposit rental payments, application fees, security deposits, etc.

  2. Maintain account records and journals and make bank deposits.

  3. Help to prepare weekly and monthly reports as required.

  4. Help to prepare legal action for evictions, as necessary.

Maintenance Operations:

  1. Oversee assignments of maintenance work orders with maintenance staff.

Time Requirements:

Some evenings and weekends may be required.

Physical Requirements: 

Must be able to perform the physical functions of the position, which may include, but are not limited to: an ability to walk the property, including four flights of stairs, complete physical inspections, deliver resident communications, and show apartments. Communicate effectively with residents, staff, supervisors, vendors, etc. 

Experience: 

Two years of related experience.
